How This Works
Slope length = (span ÷ 2) × pitch correction factor (1.07–1.56 depending on angle). Total roof area = slope length × ridge length × 2 (for both slopes). Tile quantity includes 10% wastage for cuts at eaves, verges and ridges. Hip roofs require additional calculations per hip length.
Generally no — re-roofing with similar materials is permitted development. However, you DO need planning permission if: you are changing the roof's appearance significantly, you live in a conservation area or listed building (any roof work needs consent), or you are altering the roof shape. You may still need Building Regulations approval to confirm structural adequacy and thermal performance (U-value). Always check with your local authority before starting.
